A transfer back on track, days before occupation

Status
Concluded
Outcome
Transfer registered on schedule

A sale stalled when an outstanding municipal clearance surfaced late in the process. We worked with the municipality and both bond attorneys to lodge in time, and the buyers moved in on the agreed date.

The matter

Our clients had signed to buy a family home, with occupation agreed for the end of the month. Two weeks before lodgement, the seller’s municipal account showed arrears from an old billing dispute, and the rates clearance certificate could not be issued.

What we did

We obtained the full account history, worked with the seller’s agent to settle the disputed amount under protest, and kept the bond attorneys on both sides informed so every document was ready the moment the clearance came through.

The outcome

The clearance was issued in time to lodge as planned. Transfer registered, and the family moved in on the agreed date.
